

{"id":8863,"date":"2024-10-07T12:14:45","date_gmt":"2024-10-07T02:14:45","guid":{"rendered":"https:\/\/www.tagfinancial.com.au\/blog\/?p=8863"},"modified":"2024-10-02T13:28:19","modified_gmt":"2024-10-02T03:28:19","slug":"investor-borrowing-rises-35-4","status":"publish","type":"post","link":"https:\/\/www.tagfinancial.com.au\/blog\/investor-borrowing-rises-35-4\/","title":{"rendered":"Investor borrowing rises 35.4%"},"content":{"rendered":"<p>Property investors committed to $11.71 billion of home loans in July 2024, which was the second-highest month on record, according to the Australian Bureau of Statistics.<\/p>\n<p>It was also 35.4% higher than in July 2023, showing the enormous growth in investor activity during that time.<\/p>\n<p><img decoding=\"async\" class=\"alignnone wp-image-8871 size-full\" src=\"https:\/\/www.tagfinancial.com.au\/blog\/wp-content\/uploads\/2024\/10\/1.png\" alt=\"\" width=\"671\" height=\"492\" srcset=\"https:\/\/www.tagfinancial.com.au\/blog\/wp-content\/uploads\/2024\/10\/1.png 671w, https:\/\/www.tagfinancial.com.au\/blog\/wp-content\/uploads\/2024\/10\/1-300x220.png 300w\" sizes=\"(max-width: 671px) 100vw, 671px\" \/><\/p>\n<p>Here are five reasons why so many Australians consider property investing a great way to build wealth:<\/p>\n<ul>\n<li style=\"list-style-type: none;\">\n<ul>\n<li><strong>Capital growth<\/strong> \u2013 property prices have increased significantly over the long-term.<\/li>\n<li><strong>Rental income<\/strong> \u2013 the income you collect from your tenants can contribute to paying off your mortgage.<\/li>\n<li><strong>Tax benefits<\/strong> \u2013 you can potentially reduce your taxable income if your expenses exceed your income.<\/li>\n<li><strong>Diversification<\/strong> \u2013 property can balance out any shares you may own through your superannuation.<\/li>\n<li><strong>Flexibility<\/strong> \u2013 once you\u2019ve accumulated enough equity in your investment property, you can use that to fund the deposit on another property.<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<hr \/>\n<h3><span style=\"color: #007864;\">Housing assistance scheme helping tens of thousands of buyers<\/span><\/h3>\n<p>The federal government&#8217;s Home Guarantee Scheme (HGS) helped 43,800 buyers enter the market in the 2023-24 financial year, Housing Australia has revealed.<\/p>\n<p>The HGS contains three separate programs:<\/p>\n<ul>\n<li style=\"list-style-type: none;\">\n<ul>\n<li>The First Home Guarantee helps eligible first home buyers to purchase a property with a 5% deposit without paying lender&#8217;s mortgage insurance (LMI).<\/li>\n<li>The Regional First Home Buyer Guarantee is almost identical but is limited to regional buyers purchasing regional properties.<\/li>\n<li>The Family Home Guarantee helps eligible single parents and single legal guardians buy a property with a 2% deposit without paying LMI.<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p><img decoding=\"async\" class=\"alignnone wp-image-8877 size-full\" src=\"https:\/\/www.tagfinancial.com.au\/blog\/wp-content\/uploads\/2024\/10\/2-1.png\" alt=\"\" width=\"667\" height=\"425\" srcset=\"https:\/\/www.tagfinancial.com.au\/blog\/wp-content\/uploads\/2024\/10\/2-1.png 667w, https:\/\/www.tagfinancial.com.au\/blog\/wp-content\/uploads\/2024\/10\/2-1-300x191.png 300w\" sizes=\"(max-width: 667px) 100vw, 667px\" \/><\/p>\n<p>The federal government has allocated a combined 50,000 places for the three programs in the 2024-25 financial year.<\/p>\n<p>All three programs are reserved for owner-occupiers, have income limits ($125,000 for single applicants and $200,000 for dual-applicants) and property price caps (as per above).<\/p>\n<p>Please contact us if you\u2019re thinking about taking advantage of the HGS.<\/p>\n<hr \/>\n<h3><span style=\"color: #007864;\">Good news for buyers, with property listings rising 7.9%<\/span><\/h3>\n<p>Home hunters have considerably more stock to choose from than earlier in the year, putting buyers in a stronger negotiating position.<\/p>\n<p>SQM Research has reported that the total number of listings across Australia in August was 7.9% higher than the month before and 11.1% higher than the year before, while the number of new listings (those less than 30 days old) rose 11.8% month-on-month and 8.5% year-on-year.<\/p>\n<p>\u201cGoing forward, the spring selling season will provide a significant level of choice for buyers, particularly in Sydney and Melbourne, with listings at their highest levels in some years,\u201d according to SQM Research.<\/p>\n<p>This is good news if you\u2019 are looking to purchase a property, as you will be presented with many more options.
